Heritance Kandalama is Geoffrey Bawa's jungle-draped 1994 hotel above Kandalama lake near Dambulla, laid along a rock face in 211 acres of protected forest. A long, low building of concrete and glass raised on columns, with planted roofs that the forest has long since claimed, it looks across the water towards Sigiriya and is one of the most celebrated buildings in Sri Lanka, as well as a comfortable base for the whole Cultural Triangle.

Which room should I book?

The hotel has 152 rooms and suites in two wings, the Dambulla Wing and the Sigiriya Wing, all with teak interiors, air conditioning, a private balcony, satellite TV, a safe, tea and coffee making facilities and Wi-Fi. The names below match the hotel's own categories, and every one of them takes two adults, or up to three.

  • Superior – the 52 rooms in the Dambulla Wing, 32 square metres, looking out over the jungle and gardens rather than the lake, with a king-size bed or twin beds and a bathroom with a rain shower. The most affordable way to stay in the building.
  • Panoramic – 22 rooms of 33 square metres with treetop or partial lake views from the balcony, rattan furniture, a king-size bed or twin beds and a rain shower. Choose these over the Superior rooms for a glimpse of the water.
  • Luxury – 30 rooms of 36 square metres in the Sigiriya Wing, facing the jungle and gardens, with a king-size bed or twin beds and a bathroom with both a bathtub and a rain shower.
  • Luxury Panoramic – only three rooms, the largest of the standard rooms at 53 square metres, in the Dambulla Wing with views over Kandalama lake, Dambulla rock and the jungle, a king-size bed or twin beds and a bathtub or rain shower.
  • Deluxe – 30 rooms of 36 square metres in the Sigiriya Wing with lake and jungle views, a king-size bed or twin beds and a bathroom with a 12-jet jacuzzi. The room to book if you want a lake view and a long soak.
  • Suite – 12 suites of 58 square metres, spread between both wings, with a king-size bed, sweeping views of the lake or the jungle and a 12-jet jacuzzi placed to look out at them.
  • Luxury Suite – two suites in the Dambulla Wing of between 85 and 126 square metres, with 270-degree views of the lake, the jungle and Dambulla rock through floor-to-ceiling windows, a four-poster king-size bed, a rain shower and a 12-jet jacuzzi. The two differ in size, so ask for the larger one when you book if space matters.
  • Royal Suite – the single 155-square-metre suite, with views over the lake, the jungle and Sigiriya, two bedrooms with four-poster beds, two bathrooms each with a 12-jet jacuzzi and rain shower, and a grand living room with a ten-seat dining table, rattan furniture and tapestries. It suits a family or two couples travelling together.

For the lake, which is the view most people come for, book a Panoramic, Deluxe, Luxury Panoramic room or a suite. If you need twin beds, ask when you book, as they are available in all the room categories but not in the suites.

What makes the building special?

Bawa built the hotel into the rock rather than on top of it, letting the cliff show inside the corridors and public spaces, and lifting the building on columns so that rainwater and wildlife can pass beneath it towards the lake. Arrival is part of the experience: a road winds up to an entrance cut into the cliff, and the view of the lake opens up once you step inside. The planted roofs and facades have grown into a living screen of forest, and monkeys and birds treat the building as part of the jungle. Where can I eat and drink?

Kanchana Restaurant serves international food from a buffet and à la carte, and Kaludiya Restaurant is the hotel's à la carte restaurant. Kanchana Lounge and Café Kachchan serve light bites, and Kanchana Bar is the place for a drink as the sun sets over the lake. For a special evening, the hotel arranges dinners in private settings, including a candle-lit dinner in a cave, and breakfast on a barge on Kandalama lake.

What is there to do at the hotel?

There are three pools, including an infinity pool that seems to spill into the lake, and treatments at the Coco Spa. Early each morning the hotel's naturalists lead birdwatching walks, and there are jungle treks to Kandalama Rock and the ancient village of Puranagama, mountain-bike rides and a tour of the Eco Park. Further afield, the hotel organises hot-air ballooning, a hike to the cave at Aligala and jeep safaris to the elephant gatherings at Minneriya and Kaudulla national parks.

What is nearby?

The hotel sits beside the ancient Kandalama reservoir, a short drive from the town of Dambulla. The Dambulla Cave Temple is about 8 kilometres away in a straight line and Sigiriya Rock Fortress about 9 kilometres, while the ancient cities of Polonnaruwa and Anuradhapura are within reach for day trips.

How do I get from the airport to Heritance Kandalama?

The hotel is about 150 kilometres from Bandaranaike International Airport, and the drive inland usually takes three to four hours, depending on traffic. The easiest way to make the journey is a private transfer from Colombo airport to Heritance Kandalama, which takes you all the way up the hotel's approach road to the cliff entrance.

Who is Heritance Kandalama best suited to?

It suits anyone with an interest in architecture, couples and families who want a resort with space, pools and wildlife, and travellers using Dambulla as a base for Sigiriya and the ancient cities.
